Water boilers circulate water from a holding pot that is heated up and circulated through the pipes into a heat dispensing device such as cast iron radiators or copper fin tube baseboard that runs along the outside perimeter of your walls in your home or business.
Common problems that occur with water boilers are circulation pump failures, defective thermocouples, vent dampers sticking closed. Some other problems can be your water pressure being too low or too high. (Water boilers are a sealed system and operates under a controlled pressure of water. The controlled device is called a pressure reducing valve. The water pressure to your home or business from the city or municipality enters your place at about 30 to 45 pounds or pressure. However, basic boiler systems cannot operate at that pressure, so you use a pressure reducing valve to lower the water pressure down from the 30 to 45 lbs down to 12 to 20 lbs.)
Another big problem is boiler zone controls, White Rodgers zone valves, Taco zone valves and Honey well zone valves. They do malfunction and do not open or close. If the zone valve does not open, the heated water cannot travel to the heat transfer device. If the zone valve does not close, the hot water will continually run through the heat transfer device and you will be too hot. During the Chicago floods last summer, we saw burners filled with water creating rust scaling of the burner flame outlets and restricting normal flame operation. We also ran across the gas valves malfunctioning due to water in the gas valves.
